New Tecumseth settlement area expansion will grow north ​

The plan to grow New Tecumseth to a population of 80,590 by 2051 will be presented with preferred options to council Monday night.

A multi-faceted growth study done over the past couple years is a required part of an official plan update. Its main recommendation focuses most of the growth across the north end of Alliston, with additional employment lands south of Industrial Parkway. Beeton and Tottenham will also double in population.

Left out of the mix is any of the proposed 15,000 units between Beeton and Alliston and the Woodington Lakes property in Tottenham. The rationale was to grow out from already established settlements as a means of containing costs and not feeding more sprawl. (It's anticipated the plan will be appealed to the planning tribunal).

The capital costs to accommodate all the growth is estimated at $843 million, most of which would be financed by development charges. By 2051 build-out, the new growth is estimated to generate an additional $23.8 million in residential and non-residential property tax revenues.

The Land Needs Assessment originally identified that 448 hectares was required to accommodate community land growth for new housing and community-related uses such as schools, retail/commercial uses and parks, at a density of 55 people and jobs combined per hectare, according to the study. The Land Needs Assessment concluded that 75.2 hectares was required for employment land at a density of 20 jobs per hectare. Following the announcement by Honda in 2024 to construct major electric vehicle (EV) assembly and battery manufacturing plants in Alliston, there was a recommendation that an estimated additional 40-50 hectares of community land and an additional 100 hectares of employment land would be required to meet the Town’s future population and employment needs to the year 2051.

The preferred draft package will be presented to an upcoming statutory public meeting for final comments before its back to council for a final vote later in 2025. Provincial approval would still be required.
